Those are all fantastic recommendations…especially the info on water stains. Those scare buyers! Fix them, especially if what caused them are already taken care of! Easy and SO SO worth it!

Here are a few other things we recommend sellers do before listing their home:

*Paint over dark colors with neutral tones to brighten your space.

*Service your AC/Heater if you haven’t done so in over a year.

*Clean and stretch any carpeting that looks outdated to give it a new look!

*Paint/repair baseboards/doors

Housing Market has PICKED UP!

Confidence in housing is at a new peak, with enthusiasm among sellers soaring, according to the April Fannie Mae Home Purchase Sentiment Index® (HPSI). At 91.7, the Index plowed through its previous record, climbing 3.4 percentage points month-over-month and five points year-over-year.

“The latest HPSI reading edged up to a new survey high, showing that consumer attitudes remain resilient going into the spring/summer home-buying season,” says Doug Duncan, chief economist and senior vice president at Fannie Mae.

What is driving the lift? Americans are optimistic about their prospects for selling, with 45 percent believing now is ideal to list—a high point since the start of the survey. By the same token, almost half (49 percent) of Americans believe home prices will rise—conditions that, for sellers, translate to an upper hand.”

Keep your home clean & your mind at ease!

Good morning St. Louis!

Did you know that a poorly maintained home can cause up to a $20,000 decrease in value and selling price on said home? It is VERY important to make sure you keep your home fresh and in shape in order to sell your home at top dollar value. Some even say that you should keep a separate maintenance fund for your home ranging from 1%-3% of homes value. Here are a few tips of how to maintain your home that may sound obvious, but many people do not know or think of:

A. Caulk around windows, tubs, doors & sinks to make sure there is no air or water leaking through as necessary.

B. If listing, freshly paint and touch up around your home to help it appear clean and new.

C. Wipe down any baseboards and crown molding as necessary as that is an area that can layer up dust which will make your home appear dirty. Nobody wants that!

D. Replace HVAC filters as needed, usually once a month.

E. Wipe down cabinets, appliances & doors. This is an area common for gathering dirty fingerprints and spots. Simply cleaning these areas at least once a week will help your home stay clean!

F. Update or add kitchen hardware and/or backsplash. These cheaper fixes and add ons can add value to your home by making one of the most important rooms more appealing to the eye.

G. Power wash the exterior of your home. This is the first things buyers see when they pull up to your home. Don’t let them cringe at the first appearance! Power washing once or twice a year will keep your exterior fresh and appealing!

These are just a FEW tips to help you maintain the appearance of your home. They are simple fixes and just need to be done a few times a year. Make time to sell your home for more! Don’t wait until it’s time to list. These simple twice a year projects will save you a HUGE headache one you list rather than procrastinating until that time. Happy Home Buyer Holidays!!

Recently, my mother and I have been getting a TON of sellers asking us the very same question, which unsurprisingly is a question that comes up every holiday season: SHOULD WE TAKE A BREAK FROM OUR HOME BEING ON THE MARKET WITH THE HOLIDAYS COMING UP?  Before we get into this, I’d like to see your opinion,  what do you think the correct answer to this question is?

 

 

Friends, if you answered, NO, YOU SHOULD NOT TAKE YOUR HOME OFF THE MARKET DURING THE HOLIDAY SEASON, then you are correct ;).  The answer as to why is a simple one.  Though many people think that people are out spending time with their family and don’t have time for anything else, the exact opposite is true.  Yes, people are visiting families in other areas, but who says that area is not yours?  Furthermore, who says that people during the holidays don’t decide that they want to live closer to family and therefore want to start looking for homes in said area.  The fact is that home buying seems to slow down at the beginning of fall (late August) until mid fall (late October).  This is because families are most likely taking their last family trips before school starts, the summer home buying fiasco is coming to a close, etc.  However, things really start to pick up in the beginning of November through the end of the year, because people have time to start thinking about it again.  It is also a great time to get a home at a better price, because a lot of sellers drop after the summer season is over, and most people take that into consideration and even decide to wait until summer is over to start looking.  What is the point of this ramble? Don’t let the holiday season fool you into thinking that people are not out looking at homes!  Here at Sunshine Realty are busier than normal helping buyers search for homes.  Long story short, keep your home on the market for the holidays, and you may be surprised by the increase of showings/interest you receive.
